The spring for which the Ukrainian sellers and buyers of habitation hoped, yet has not brought the revival of the market promised by analysts. The quantity of transactions after winter has a little increased, but it does not allow to define average market cost of apartments as the price of sale for 20-40 % differs from the offer price.
However, absence of transactions not the certificate of a total impoverishment of the population. On hands it has more than 20 billion UAH., removed from deposits from the beginning of year. But this money will start to be used for habitation purchase when their owners will wait still большего reductions of prices, at least to level of 2005, it on 60-70 % in dollars (on 750 $ for sq. metre) in comparison with pre-crisis times. And such expectation is explainable. Before crisis buyers, even having obvious access to credits, third of sum at apartment purchase could pay from own means. Now this money also will be put to use, when them will be enough for habitation acquisition. After all now the population has no place to wait for material aid. It is necessary to count on the forces and to wait the corresponding moment. On this logic it turns out: if earlier one-room apartment 100 thousand dale cost., now - about 35-45 thousand dollars. Such price level reflects solvency of buyers, it that is available for them at present. It is necessary to be guided by it to builders. It if want, and is a price bottom.
Floor to forecasts of experts, apartments on new habitation till the autumn will pull downwards on third, the square metre will reach 700 $., the cost price thus 600-700 $. "The secondary" square will cost 800 - 1000 $. Certainly, thus builders should "land" a little in a question on the profit.
Besides sharply there is a problem of granting of guarantees to buyers in respect of finishing of building to readiness and that is essential, their realisations. In a situation when for many стройкомпаний it becomes an excessive problem because of insufficient financing, for buyers in the primary market the price fades into the background, the main thing - acquisition of the property rights. Here already builders should or take advantage effectively of rendered state support, or to find other ways of preservation of the positions in the market.
And the population great bulk cannot improve the conditions of residing, without having got of financial support of banks, even under condition of predicted reduction of prices on habitation. |
